About Melton

Melton is the long-established centre of a much larger western growth corridor. Its town centre, schools, healthcare, sporting facilities and retail areas provide a level of amenity that newer suburbs nearby are still developing. For new-home buyers, that means the opportunity to build within reach of services that are already part of everyday life.

Beyond the practical side, Melton has generous reserves, community sporting grounds and easy access to open countryside west and north of the urban area. New neighbourhoods around Melton, Cobblebank and Thornhill Park are adding modern parks and connections while drawing on the established services of the wider city.

Life in Melton

Location & Transport

Melton is around 40 km west of central Melbourne and is primarily connected by the Western Freeway. Rail services are accessed from nearby Melton Station in Melton South, with Cobblebank Station also serving the growing eastern side of the area. The suburb is well positioned for travel across Melbourne’s west and towards Bacchus Marsh and regional Victoria.

Median House Prices & Growth

Melton’s established housing market remains one of the more accessible in metropolitan Melbourne. Realestate.com.au data available in August 2026 shows a median house price of around $570,000, based on 163 house sales over the preceding 12 months. The median was up about 16% over that period, marking a strong year of price growth for the suburb.

Community & Lifestyle

Living in Melton means having a broad mix of everyday services close to home, from shopping and schools to libraries, sporting facilities and parks. The suburb has a more established character than many nearby growth areas, while new development around its edges continues to add housing choice and new community spaces.

Demographics

At the 2021 Census, Melton recorded 7,953 residents and a median age of 40. The suburb had 1,992 families and an average household size of 2.4 people. Those figures reflect an established local population, while the surrounding Melton growth corridor is bringing a younger wave of new households into the broader area.

How do I know what I can afford?

How do I know which home design is right for me?

There are a few things you can consider when choosing a home design: - Whether kids are on the horizon – if they are, you might want to consider extra bedrooms or a second living room. - Land size and location – already have land? Your design will need to fit on the block and meet the building requirements of your location (we can help with this!) - Your non-negotiables – is a butler’s pantry simply a must-have? And a walk-in robe an absolute essential? - Your budget – there's a home design for every budget. Need some guidance? How much of a deposit do I need to build my first home?

To go from the sale to signing the contract, mayde requires an initial deposit of $2,000. From there, sorry to answer like a politician, but it depends. Sometimes the deposit can be negotiated. Other times, the bank or lending institution requires you to have a certain amount ready for when the build starts. In most cases, a minimum deposit of 10% of the home’s purchase price is required, but you may also be eligible to pay a 5% deposit. Get in touch with us for a more solid (and less politician-y) answer.
