About Mambourin

Mambourin sits west of Werribee in a rapidly developing part of Wyndham. Unlike more established suburbs, much of its identity is being created now through large masterplanned communities, new schools, retail and open space. That makes it an option for buyers who are comfortable purchasing early in an area with significant growth still ahead.<.p>

The appeal of Mambourin is its long-term masterplanning. New neighbourhoods are being designed with parks, walking routes, education and local centres in mind, while established Wyndham Vale and Werribee provide larger-scale shopping, healthcare and services nearby.

Life in Mambourin

Location & Transport

Mambourin is roughly 40 km south-west of Melbourne’s CBD, between Wyndham Vale and the broader Werribee growth area. Wyndham Vale Station provides regional rail connections towards Melbourne, while major roads link residents to Werribee, Point Cook and the Princes Freeway. As local infrastructure develops, established amenities in neighbouring suburbs remain an important part of day-to-day access.

Median House Prices & Growth

Because Mambourin is a relatively new suburb, its housing market is still developing. Realestate.com.au data available in August 2026 places the median house price at about $640,000, based on 153 house sales over the previous 12 months. The median was up around 5% over that period, with new construction continuing to make up a significant part of local supply.

Community & Lifestyle

Mambourin is being built with community infrastructure as a central part of its growth. Parks, schools, retail and shared facilities are being delivered across its major estates, while nearby Wyndham Vale provides additional established services. It suits buyers who like the idea of moving into a young neighbourhood and watching the local community mature around them.

Demographics

The 2021 Census recorded only 315 people in Mambourin, with a median age of 30. That small number reflects how early the suburb was in its development cycle at the time, rather than its current scale. Since then, large residential communities have progressed substantially, so the Census figure is best read as a snapshot of Mambourin before its recent growth.

FAQs

Does mayde help with deposits and finance?

Absolutely. We’d be more than happy to assist you here, alongside our partners at Charter Private. Just drop us a message and we’ll be in touch.

How do I know what I can afford?

Income, expenses, savings and what you had for breakfast all affect your borrowing capacity. Well, the first three factors at least. Part of the process at mayde includes working out your affordability before committing to a purchase. If you’re happy with a rough guide, visit the borrowing calculators we’ve produced alongside Charter Private. Looking for something more precise? If you’re not quite ready for finance chats yet, we also offer structured savings plans. mayde’s dream is to help everyone get into their own home, not just those cashed up and ready to go today.

How do I know which home design is right for me?

There are a few things you can consider when choosing a home design: - Whether kids are on the horizon – if they are, you might want to consider extra bedrooms or a second living room. - Land size and location – already have land? Your design will need to fit on the block and meet the building requirements of your location (we can help with this!) - Your non-negotiables – is a butler’s pantry simply a must-have? And a walk-in robe an absolute essential? - Your budget – there's a home design for every budget. Need some guidance? How much of a deposit do I need to build my first home?

To go from the sale to signing the contract, mayde requires an initial deposit of $2,000. From there, sorry to answer like a politician, but it depends. Sometimes the deposit can be negotiated. Other times, the bank or lending institution requires you to have a certain amount ready for when the build starts. In most cases, a minimum deposit of 10% of the home’s purchase price is required, but you may also be eligible to pay a 5% deposit. Get in touch with us for a more solid (and less politician-y) answer.
