About Clifton Springs

Clifton Springs sits on the northern side of the Bellarine Peninsula overlooking Corio Bay, next to Drysdale. It is an established residential area with local shops, schools, sporting facilities and foreshore spaces already in place, while Drysdale’s larger town centre adds supermarkets, cafés and everyday services nearby.

The suburb feels distinctly coastal without being isolated. Residents can enjoy waterfront walks, golf, reserves and the wider Bellarine’s beaches and towns, while Geelong remains accessible for work and larger-scale shopping. New land is relatively limited compared with Melbourne’s growth corridors, giving new estates a different context from outer-suburban development.

Life in Clifton Springs

Location & Transport

Clifton Springs is around 25 minutes east of central Geelong by road and is well connected to Drysdale and the broader Bellarine Peninsula. The Bellarine Highway provides the main route back towards Geelong, while nearby roads connect to Portarlington, Ocean Grove and Queenscliff. Daily shopping and services are available locally and in neighbouring Drysdale.

Median House Prices & Growth

Clifton Springs offers a more accessible Bellarine entry point than some of the peninsula’s best-known beach towns. Realestate.com.au data available in August 2026 shows a median house price of approximately $710,000, based on about 186 house sales over the previous 12 months. The median was up around 8% over that period.

Community & Lifestyle

Life in Clifton Springs is closely tied to the bay and the wider Bellarine. The foreshore, local parks, golf and sporting clubs create plenty of ways to spend time outdoors, while Drysdale provides a strong nearby shopping and dining centre. It suits buyers who want coastal character and an established community rather than a holiday-only location.

Demographics

The 2021 Census recorded 7,646 people in Clifton Springs, with a median age of 48. The suburb had 2,284 families and an average household size of 2.3 people. Its older median age reflects an established coastal community, while new residential opportunities are creating more choice for younger households and families looking to move onto the Bellarine.

FAQs

Does mayde help with deposits and finance?

Absolutely. We’d be more than happy to assist you here, alongside our partners at Charter Private. Just drop us a message and we’ll be in touch.

How do I know what I can afford?

Income, expenses, savings and what you had for breakfast all affect your borrowing capacity. Well, the first three factors at least. Part of the process at mayde includes working out your affordability before committing to a purchase. If you’re happy with a rough guide, visit the borrowing calculators we’ve produced alongside Charter Private. Looking for something more precise? If you’re not quite ready for finance chats yet, we also offer structured savings plans. mayde’s dream is to help everyone get into their own home, not just those cashed up and ready to go today.

How do I know which home design is right for me?

There are a few things you can consider when choosing a home design: - Whether kids are on the horizon – if they are, you might want to consider extra bedrooms or a second living room. - Land size and location – already have land? Your design will need to fit on the block and meet the building requirements of your location (we can help with this!) - Your non-negotiables – is a butler’s pantry simply a must-have? And a walk-in robe an absolute essential? - Your budget – there's a home design for every budget. Need some guidance? Our sales consultants spend all day helping people figure out the best fit for their vision. Get in touch.

How much of a deposit do I need to build my first home?

To go from the sale to signing the contract, mayde requires an initial deposit of $2,000. From there, sorry to answer like a politician, but it depends. Sometimes the deposit can be negotiated. Other times, the bank or lending institution requires you to have a certain amount ready for when the build starts. In most cases, a minimum deposit of 10% of the home’s purchase price is required, but you may also be eligible to pay a 5% deposit. Get in touch with us for a more solid (and less politician-y) answer.
