What grants and support are available for first home buyers in Queensland?
There are a few key support options first home buyers may be able to access when buying or building in Queensland.
These may include:

First Home Owner Grant Queensland
The Queensland First Home Owner Grant is currently $30,000 for eligible first home buyers purchasing or building a new home.
For eligible contracts signed from 1 July 2026, the $30,000 grant applies to new homes valued at less than $750,000, including the land. The grant does not apply to established homes.
This may apply to eligible:
- Newly built homes
- Townhouses
- Apartments or units
- House and land packages
- Off-the-plan homes
For Mayde buyers, this means the grant may be relevant if you are building a new home or purchasing an eligible house and land package within the required value threshold.
Transfer Duty Concessions For First Home Buyers
Transfer duty is Queensland’s term for what is often called stamp duty.
For eligible contracts from 1 May 2025, first home buyers purchasing a new home may be able to receive a full first home new home concession, reducing transfer duty to nil. There is no value cap for the home and residential land under this particular concession.
Eligible first home buyers purchasing vacant residential land to build their first home may also qualify for a full concession, potentially reducing transfer duty to nil.
There are different rules for established homes, so it is important to check which concession applies to the property you are considering.

Australian Government 5% deposit scheme
The Australian Government 5% Deposit Scheme may help eligible first home buyers purchase a home with a minimum 5% deposit without paying Lenders Mortgage Insurance.
The scheme currently has no income caps, no waitlists and unlimited places for eligible applicants. Property price caps still apply and vary by location.
Eligible property types can include new or existing homes, townhouses, apartments, house and land packages and vacant land with a building contract, provided the property is within the relevant location price cap.
The scheme does not mean your home loan is automatically approved. You still need to meet the eligibility requirements and your participating lender’s lending criteria.

Can grants apply to house and land packages?
In some cases, yes.
Queensland’s First Home Owner Grant may apply to an eligible new house and land package, provided the home and buyer meet the current requirements. The Australian Government 5% Deposit Scheme can also be used for eligible house and land packages within the relevant property price cap.
Things that may matter include:
- Whether the home is new
- The combined value of the home and land
- Whether you will live in the property
- Your previous property ownership
- The contract structure and timing
- The requirements of the particular scheme
- Your lender's requirements
